What lease options should I have?
Have your legal representitive ensure that options to renew the lease are incorporated and that buy back clauses are included.
Ensure the lease provides you with the security of tenure required to suit your exit strategies and salability

What Maintenance Expenses am I responsible for?
With Freehold Hotels you are resposible for the building and fixtures. With Leasehold Hotels check the lease agreement so you understand who pays for what in respect of the maintenance and repairs to the buildings. Normally the lessor is responsible for external maintenance only.
Is it hard to get Insurance?
No, but make sure that the property’s insurance cover is in place from time of contract signing and check the exclusions and excesses that may apply to various types of structures.
