This could be the difference between getting a good price, a clean and easy sale or having the property sit on the market for an undue period.
5 points to ensuring a tidy and stress free contract:
1. Make sure your Caretaking and Letting agreements are current, including the deed of variation papers. Have a copy ready for the contract.
2. Obtain a valuation for the freehold real estate component. Lets be sure the managers unit is realisticly priced when we go to the market.
3. Obtain a Disclosure Statement from your Body Corporate Managers, this is required for contract purposes.
4. Have your accountant prepare the Profit and Loss Statement for sale purpose.
5. Prepare an inventory list of items which are included in the sale. This inventory list is to be included in the sale contract.
How you prepare your complex for sale is very important as this could be the difference to extracting the best price come contract time or having potential buyers look elsewhere.
